SCHB Engineering Services Sdn Bhd (SCHB Engineering) was incorporated in 2004 as the engineering subsidiary of Suria Capital Holdings Berhad. Capitalising on the Group's diversified business and assets, SCHB Engineering has since repositioned itself to reflect its synergistic strengths in property, seaport passenger gateway and construction.

As the property arm of the Group, SCHB Engineering oversees the Group's property  development ventures which include the iconic 'Jesselton Quay' and 'One Jesselton Waterfront' projects. Upon completion, these landmarks are poised to transform the city into a premier waterfront lifestyle hub. This integrated development will be further complemented with the upgrading of the existing ferry terminal of Jesselton Point and a world class International Cruise Terminal (ICT) to be undertaken by the Group. The ICT will propel the city's cruise tourism potential and together with surrounding waterfront and tourism developments, contribute towards the State's economic vibrancy. SCHB Engineering shall leverage its expertise to oversee these mega projects and work in line with the government's vision to create a Greater Kota Kinabalu.

Among the projects undertaken by SCHB Engineering include the development of Sapangar Bay Container Port, the railway rehabilitation project, Kota Kinabalu Ferry Terminal and the upgrading and construction works of the key ports of Sabah. This is in addition to its involvement in the EPCC contract to build a power plant in Kimanis, Sabah.


With its strategic geographical location fronting the South China Sea against a mountain backdrop, Kota Kinabalu Port land is to be re-developed into a multi-billion commercial and tourism related landmark, known as the Jesselton Waterfront City (JWC). JWC will also include Sabah International Convention Centre, (a government-led project), Kota Kinabalu Convention City, Jesselton Quay, One Jesselton Waterfront and the proposed international cruise and ferry terminal. JWC will transform the entire old Kota Kinabalu Port area into an integrated world-class waterfront destination, placing Kota Kinabalu on the regional and international map. It is poised to become the extension of the central business district, a new city focus that is attractive, accessible, vibrant and financially viable.

In view of the huge investments and the tremendous socio-economic benefits derivable from these developments, JWC is deemed as a game changer that will transform the waterfront of Kota Kinabalu and elevate the competitiveness level of the city. JWC is being included in the Kota Kinabalu City Competitiveness Master Plan which is developed to attract greater local and foreign investments, encourage more skilled and knowledge-based employment opportunities for locals and provide a higher level of amenity and liveability for its residents. Being the largest land owner within JWC with Jesselton Quay, One Jesselton Waterfront and the proposed international cruise and ferry terminal on its development agenda, Suria assumes its significant role in making JWC a success.



In May 2013, Suria entered into a joint venture agreement with SBC Corporation Berhad (SBC) to develop the first parcel of 16.25 acres into a mixed development project called Jesselton Quay which carries a minimum net saleable value (NSV) of RM1.8 billion.

The first phase of development known as Jesselton Quay Central (JQC) which measures 4 acres out of the total 16.25 acres land, had commenced construction in the first quarter of 2017. As at April 2019, progress of the project was on track at 32% with target completion by year 2021. Components of JQC include two towers of 25-storey commercial suites (CityPads), one tower of 25-storey i-hotel, Gallery Shoppes, a tropical-themed recreation club at the podium top and carparks. The hotel component within JWC is expected to complement the developments in the adjacent area, in particular the Sabah International Convention Centre which is due to be completed in the near term.

As for the second and last phase of Jesselton Quay which will be developed on the remaining 12.25 acres land, construction works will commence in 2019 with target completion in year 2023. The components of the second and last phase of Jesselton Quay will include high-end residences, high-end serviced suites and low-rise retail lots.

Suria entered into another joint venture agreement with Gabungan AQRS Berhad in March 2015 to develop the 7 acres parcel of Kota Kinabalu Port land, namely One Jesselton Waterfront with a minimum NSV of RM1.1 billion. The interim development plan had been submitted to the local authority in December 2018 and the development works are expected to commence in early 2020. The targeted completion period for One Jesselton Waterfront is six (6) years from the commencement date of the project.

One Jesselton Waterfront at Kota Kinabalu, is a destination within a destination. It is poised to be one of the most sought-after property in Asia region. Located between the international cruise terminal and ferry terminal with a 30-meter wide waterfront boardwalk overlooking the South China Sea, One Jesselton Waterfront is also a Transport Oriented Development where the proposed Bus Rapid Transit (BRT) is just merely 400 meters away. Further 800 meters north within the integrated masterplan is the Sabah International Convention Center (SICC).

Upon completion, SICC will be the main venue for Meetings, Incentives, Conferences, and Events (MICE) in the Southeast Asia region. This will definitely benefit One Jesselton Waterfront which is integrated with premier lifestyle mall, 4-star hotel & spa, luxury condominium and serviced residence. Hotels and serviced residence in Kota Kinabalu are always in good demand and the room rates have increased tremendously for past three years. Hotels and serviced residence in One Jesselton Waterfront is one of very rare development with direct waterfront of Kota Kinabalu.

In addition, One Jesselton Waterfront will house Suria’s corporate office and retail mall in the future. As the Jesselton Point ferry terminal currently sits on part of the development land, a temporary facility will be constructed to relocate the terminal operation to make way for One Jesselton Waterfront development while a permanent and dedicated ferry terminal of international standard is being planned for by Suria.

One Jesselton Waterfront is poised to be the most sought after property in Asia region and will be part of GBGAQRS long term plan to be retained as recurring income assets. Kota Kinabalu Port, together with Penang Port and Port Klang, has been identified as having the potential to contribute significantly to the Malaysian cruise industry. Cruise tourism is one of the National Key Economic Area (NKEA) under the Ministry of Transport with the aim to increase the number of tourists to Malaysia. Suria is a member of the Malaysia Cruise Council which coordinates efforts towards making Malaysia a cruise-friendly destination.

Premised on this, Suria has plans to build a dedicated international cruise terminal on 28.9 acres of prime land at Kota Kinabalu Port serve as a marine gateway as well as second entry point to the heart of the city, after Kota Kinabalu International Airport which is the second busiest airport in Malaysia after Kuala Lumpur International Airport. With the booming tourism sector in the State, Sabah has been increasingly popular as a major destination for foreign tourists especially from the East Asian nations.

The year 2018 recorded a total tourist arrival of 3.88 million, an increase of 5.3% from the previous year of 3.69 million. It generated an estimated total tourism receipts of RM8.34 billion against RM7.83 billion in 2017 (Sabah Tourism Board, 2018).

Within the overall masterplan of Kota Kinabalu Port re- development, there is already a plan to construct a new and modern ferry terminal with enhanced capacity and equipped with various amenities to jive with the nearby developments and to cater for the growing number of visitors to Tunku Abdul Rahman Park and other nearby islands.

Given that the general cargo operation is currently being undertaken on part of the 28.9 acres Kota Kinabalu Port land, the construction of the proposed international cruise and ferry terminal will only commence after the general cargo operation is relocated to Sapangar Bay where a new general cargo terminal, will be constructed.

The international cruise and ferry terminal, once completed, will complement several other developments in the vicinity such as Jesselton Quay, One Jesselton Waterfront, Sabah International Convention Centre and Kota Kinabalu Convention City. The initiative will support the Federal and State cruise tourism especially in providing the necessary facilities of international standard for international tourists and also in presenting Kota Kinabalu as a complete destination with world-class attractions, infrastructure, and leisure facilities.
